Susceptibility to mold spores and other contaminants have become a hot topic and a controversial issue. A home inspection specifically excludes testing for any toxic or dangerous substances or gases other than gases typically used for fuel for home heating systems.
We do not test for the presence of substances including but not limited to mold, asbestos, urea-formadehyde foam, and lead in paint or water. A general home inspection is a visual inspection. A visual inspection cannot identify what a stain is or if harmful mold is present.
If the client would like to know if air quality is acceptable or wants to identify a stain, mold and lab testing is required. We highly recommend having an air quality and mold expert evaluate the home before the end of the contingency.
